and components of a home and operates those systems and components utilizing
industry Standards of Practice. The client is encouraged to attend the entire
inspection. Areas to be inspected include:

- All bathrooms and fixtures
- All kitchen and built in appliances
- All interior living spaces
Upon
completion of the inspection, a computerized Inspection Report with digital
pictures of defects is printed on site and presented in the Pillar To Post
Inspection Report Binder, which also includes a seasonal maintenance checklist,
home file system for important papers/receipts, a home improvement CD, and valuable coupons for
services and merchandise from Certa Pro Painters and Sears.
Post
Auction Inspection for Buyers
Same service
as the Pre-Purchase inspection, but it will take place after you purchase at
auction. The inspection report will give you a status of all systems and
components of your new home. You will be made aware of any problem areas, and
let you know if there are any near future expenditures you should budget for.
This will minimize the risk of any “surprises” catching you unaware. The owner
is encouraged to attend the entire inspection.
Upon completion of the inspection, a
computerized Inspection Report with digital pictures of defects is printed on
site and presented in the Pillar To Post Inspection Report Binder, which also
includes a seasonal maintenance checklist, home file system for important
papers/receipts, a home improvement CD, and valuable coupons for services and merchandise from Certa
Pro Painters and Sears.
Pre-Listing
Inspections for Sellers
In preparation
of listing a home for sale, the professional home inspector will visually
examine the readily accessible systems and components of a home and operates
those systems and components utilizing industry Standards of Practice. This
will give you an opportunity to ensure your listing price is consistent with
the home’s condition, or give you an opportunity to make repairs to support a
higher listing price. Either way, you minimize the chance of last minute
negotiations prior to closing. The owner is encouraged to attend the entire
inspection. Areas to be inspected include:
- Property & Site
- Exterior & Garage
- Roof & Attic
- Basement/Structure
- Heating/Cooling systems
- Plumbing Systems
- Electrical Systems
- All bathrooms and fixtures
- All interior living spaces

year Warranty Inspections- Due to the inherent problems of having many sub
contractors on a building site, construction defects are a fact of life. A
visual home inspection before the end of your warranty can help identify
problem areas to be repaired. This ensures the builder is responsible for
any defects found.
Radon
Testing-The EPA has rated Warren county and surrounding areas a Zone 1,
which is the highest potential for elevated rates of radon inside the home. Levels
can be higher or lower depending on the area and many other conditions,
including weather and home construction. Testing is performed using EPA
protocol for home sellers and buyers.
