Pre-Purchase Inspections for Buyers
The professional home inspector visually examines the readily accessible systems and components of a home and operates those systems and components utilizing ASHI® Standards of Practice. The client is encouraged to attend the entire inspection. Areas to be inspected include:

  • Property & Site
  • Exterior & Garage
  • Roof & Attic
  • Basement/Structure
  • Heating/Cooling systems
  • Plumbing Systems
  • Electrical Systems
  • All bathrooms and fixtures
  • All kitchen and built in appliances
  • All interior living spaces
  • Infrared scanning is available as an additional charge.

Also included with every pre-purchase inspection is a free Brinks Home Security analysis. The analysis will be preformed by a Brinks qualified technician that understands your security needs.

Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home file system for important papers/receipts and a Home Depot Home Repair CD-Rom.

We inspect residential single and multi unit homes, apartment buildings, and light commercial office/retail buildings.

Pre-Listing Inspections for Sellers

In preparation of listing a home for sale, the professional home inspector will visually examine the readily accessible systems and components of a home and operates those systems and components utilizing ASHI® Standards of Practice. The owner is encouraged to attend the entire inspection. Areas to be inspected include:

  • Property & Site
  • Exterior & Garage
  • Roof & Attic
  • Basement/Structure
  • Heating/Cooling systems
  • Plumbing Systems
  • Electrical Systems
  • Infrared scanning is available as an additional charge.

Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home file system for important papers/receipts and a Home Depot Home Repair CD-Rom.

Additional copies of the report can be made available for distribution to potential buyers, and a Pillar To post yard sign will be installed. It is also strongly recommended that Pillar To Post is contacted by the successful or potential purchaser of the property for an inspection report briefing and walk through of the property in order to have a better understanding of the report findings.

New Construction Inspections

New construction inspections take place at various phases of the construction process. These inspections are recommended to help ensure your home is being built properly and to give you better piece of mind.   New construction inspections are not intended to be an adversarial relationship between the builder and inspector but rather a relationship of mutual respect in order to ensure your home is built correctly.

Typical construction inspections include:

  • Footing and Foundation Inspections are important to ensure your home is built on a proper foundation. The footing inspection takes place before the concrete foundation is poured. The foundation inspection takes place after the concrete is poured and before the framing process has begun.
  • Framing Inspections take place after the frame of the home has been erected and rough–ins for the homes major systems (plumbing, electrical, HVAC and etc.) have been completed. This is the last time that the inside of you homes walls can be seen. Many home issues are easily resolved at the framing stage because walls do not have to be removed when completing repairs. It very important to find potential issues in the home before the walls go up to reduce the need for costly time delaying repairs. 
  • Final Inspections take place after your home has been completed but prior to closing. At this point we inspect the home in the same manner that we conduct a standard resale inspection.
  • Warranty Inspections take place prior to the expiration of your homes one-year warranty provided by the builder as required by Florida law. This inspection report provides you with a last chance list of repairs that should be made by your builder. Warranty inspections review the same items covered in a standard resale inspection.
  • Construction Monitoring Inspections are conducted at regular intervals during the construction of your home usually at two week intervals. This inspection process gives you the greatest peace of mind.

Mold Screening with Moisture Intrusion Analysis

Mold Screening with Moisture Intrusion Analysis is the initial step to determining if a home has a mold problem. The inspector will perform a visual examination of all accessible areas of the residential home including the use of an infrared camera in order to determine if current or past moisture problems are present which can lead to mold problems.

Based on the mold screening and moisture intrusion analysis results the inspector will make recommendations for mold sampling. Samples may include any combination of air samples, carpet samples, swab/surface samples and bulk samples. Samples are sent to a laboratory for analysis. Laboratory results are usually available within 3-4 business days. If the detailed written report reveals elevated mold readings the next step is consultation with a certified Industrial Hygienist or other qualified firm for remediation.

Post Remediation Mold Testing

Post Remediation Mold Testing is the most important part of the remediation (clean up) process. This final testing procedure provides confirmation the project has been satisfactorily remediated and that the contamination has not spread to other surfaces.

Infrared Scanning/Imaging

The use of an infrared camera along with traditional home inspection techniques and conventional inspection tools reveal substantially more of the house than can be seen by the naked eye. Simply, an infrared camera allows the inspector to see thermally, revealing anomalies that in turn identify problems in the home. Possible concerns show up clearly as hot or cold in relation to the surroundings.

Neighborhood Environmental Report

 

Even the most “pristine” or “upscale” areas can have environmental issues affecting health and home values. The Neighborhood Environmental Report helps ensure that there are no surprises. This report searches for records of contamination from common occurrences such as:

> Leaking underground fuel or gas tanks that can contaminate soil and groundwater

> Homes formerly used as “Meth” labs, where residual chemicals can cause illness

> Contamination from nearby industrial sites, farms or accidental toxic spills

> EPA’s top clean-up priority properties
